Terms & Conditions for Bath West House

Please read carefully
When booking a property with us you are signing a contract. Bookings are accepted according to the following conditions :

Duration of stay
The duration of the stay will be arranged prior to booking according to your requirements. Bookings are from 17:00 on the day of arrival to 12:00 on the day of departure.

Booking confirmation
Bookings will be confirmed by us by email upon receipt of 50% of the accommodation rental and at this point a contract shall come into existence. You will then become responsible for paying the total price of the booking. The deposit is non-refundable.

Payment
Payments can be made by credit card, debit card, or bank transfer. Credit card payments will be subject to a 2% surcharge, there is no surcharge for debit card payments. The balance of 50% plus any additional charges is due 1 month before the stay.

We reserve the right to charge for any avoidable damage or excessive cleaning to be taken from the credit/debit card number supplied. We also reserve the right to charge if complaints are raised by neighbours about excess noise outside the property after 23.00 hrs. If you pay by BACS or cheque we will still require a card number for this purpose. The card will be pre-authorised up to a maximum amount of £250 on collection of the keys.

Cancellation
So long as written notice of cancellation is received not less than 4 weeks before the booking commencement date, you will not be liable to pay the outstanding balance. However, if notification of a cancellation is made within 4 weeks of the holiday commencement date you will be liable to pay the full balance, unless we are successful in re-letting the holiday. We will confirm receipt of all cancellations by email.

Availability
Should the property not be available due to circumstances beyond our control (e.g. fire, theft or damage) we will do our best but cannot guarantee to provide alternative accommodation.In this circumstance all sums will be returned to you in full but you will have no claim against us.

Sub-Letting
The property may not be sub-let

Your Party
Under no circumstances may more than the maximum number of persons, as stated on our website, occupy the property. We reserve the right to cancel the booking, without notice or a refund of sums paid, should this condition not be observed. We reserve the right to revoke any bookings from parties which may in our opinion (and at our sole discretion) be unsuitable for the property concerned. In this case all sums paid will be refunded in full.

Cleaning
Upon departure you are obliged to leave everything in a clean and tidy condition. However the house will be cleaned on your departure. You are requested not to wear outdoor boots or shoes in the property and stiletto heels are forbidden on the wooden floors. We reserve the right to issue an additional invoice if we consider that the property has been left in an unacceptably dirty condition.

Damage
If any damage is caused directly or indirectly to the building, fixtures, fittings, through your misuse or negligence we will require you to pay for all restoration and / or repairs that we consider necessary.

Website
The information on our website is given in good faith. We reserve the right to make changes at our discretion.

Pets
Well trained small dogs are accepted on the condition that they are not allowed upstairs, on the furniture, and especially the beds, nor left unattended in the Accommodation. A charge of £50 per week will be made for each dog (guide dogs for the blind and hearing dogs for profoundly deaf people excepted). No other domestic pets can be accepted.

Hot Tub
A hot tub is situated in the garden of the property. THIS IS NOT IN USE AND IS TO BE KEPT LOCKED AND COVERED AT ALL TIMES.

Smoking
Smoking shall not be allowed inside any part of the property.

Linen & Services
There are no additional charges for linen, electricity, heating, gas and water services.

Liability
The Owner accepts no liability for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arrived out of, or in any way connect with the rental. If there is a provision of wireless broadband internet access the Owners accept no liability for constant coverage or high quality where technical problems are experienced. The information and description given on the web site is for guidance only. While every effort has been made to ensure accuracy, the Owner shall not be liable for any mis-description or incorrect information.

Rights of Entry
The Owner shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Complaints
Every care is taken to ensure that the properties are presented to Customers to a high standard. Should the Customer at any time believe there is a problem, or a cause for complaint, the managing agent should be contacted immediately. This does not affect the Customer's statutory rights.
